Here are some of the administrative tasks that we handle during the closing process:

BROKER COMPLIANCE


Draft addenda as directed/needed (L2CP does not negotiate repairs) Review all documents for complete signatures and initials Assist in obtaining any missing required contract documents Submit folders for review to Office Compliance Create KW Opportunity and submit to Market Center Administrator




CLIENT COMMUNICATIONS


Send client the contract confirmation email with important dates Provide utility providers and reminders to start/stop service




CLOSING ATTORNEY


Send copies of the contract to the closing attorney Ensure EMD is deposited Schedule closing and notify all parties Facilitate completion of Buyer/Seller Info Sheets Request Closing Disclosure from the closing attorney for the agent’s review Submit all invoices to the closing attorney to be paid at closing Request POA and assist in mail-away closing if necessary




DUE DILIGENCE


Schedule home inspection from preferred vendors Provide all parties with copies of inspection reports Ensure inspection repairs are completed Provide buyers agent with repair receipts Coordinate final walk-through Order Home Warranty with Agent's vendor of choice




LENDER


Send lender copy of the offer to purchase & addenda Provide lender with contact information for the closing attorney Follow up with lender weekly to ensure that loan is on track Ensure that appraisal is ordered
